Where does the profitability data come from?+
The service analyzes the real rental market in your city and calculates net profit for each listing based on your expense parameters (set in the “Profile” section). Listing data is updated 4 times a day.
What is the “negotiability index”?+
It is an estimate of the likelihood that an owner will agree to sublease or trust management. RentAnalytic calculates it automatically from the listing’s public data and shows it as a ready number — a high index means the conversation is likely to be productive.
How does “trust management” differ from sublease?+
With trust management you take an apartment under management and split the income with the owner: 70% to the owner, 30% to you; you pay no rent. With sublease you rent the apartment at a fixed rate and keep the entire margin.
Can you earn without owning an apartment?+
Yes — through sublease or trust management you work with other people’s apartments. The service finds exactly the listings whose owners are highly likely to agree.
